TULARE, CA — A farm covering more than 1,000 acres in Tulare County is on the market for $31 million.

The property, listed Jan. 21 by Vacaville-based California Outdoor Properties, is located south of the City of Tulare and east of Highway 99. This is one of the largest farms put up for sale in the region in recent years.

The estate is divided into seven pieces of land. According to the Fresno Bee, the farm is primarily used for growing almonds, along with 30 acres of pistachios and 30 acres of Star Ruby grapefruit.

The property includes homes, a maintenance shop, and storage sheds. It also has a five-acre solar farm to power its operations.

Reliable water access is a key feature of the listing. The farm gets water from the Lower Tule River Irrigation District, as well as agricultural wells and a reservoir. It also holds "riparian rights," which are legal rights to use water from a nearby river. Having different water sources is critical to keeping thirsty crops like almonds and pistachios alive in the Central Valley.

Any future owner of the land will have to follow the Sustainable Groundwater Management Act. This state rule requires that underground water levels stop dropping and stay at steady levels by 2040. These regulations could lead to limits on how much water the farm can pump in the future.

Large land sales have a long history in Tulare County. In 2020, Gladstone Land Corporation completed a similar purchase in the area, buying 4,642 acres for $61.5 million.
