VISALIA, CA — Rental listing prices in Visalia increased in December 2025, climbing 7% compared to the same time in 2024.

According to a report by the Visalia Times-Delta, data from the rental marketplace Zumper shows that the median rent for a Visalia rental reached $1,950 last month. This overall figure includes both apartments and larger three- or four-bedroom homes, which typically cost more. The rising costs make it harder for local residents to afford a home.

Rental Trends by Size

Price trends varied depending on the size of the rental unit. Two-bedroom rentals saw a notable jump, reaching a median listing price of $1,495. That is a 7% increase from December 2024 and a 3% rise from November 2025.

Conversely, one-bedroom units experienced a slight decline in cost. The median listing price for a one-bedroom rental was $1,024 in December, marking a 1% decrease over the past year.

State and National Comparisons

Despite the local increases, Visalia remains more affordable than many other parts of the state. Local rental prices are approximately 28% lower than the California state median.

Visalia’s rents are a mixed bag compared to the rest of the country. While the overall median is 4% higher than the national median, smaller units are more affordable: one-bedroom apartments are 32% below the national median, and two-bedroom units are 16% below.

Market Availability

The data also showed a shortage of subsidized housing—rentals where the government helps pay part of the cost—in the current market. Out of 275 active rental listings analyzed in Visalia, only two were listed as subsidized housing.

Zumper co-founder Russell Middleton noted that the company’s data includes all bedroom sizes and new construction. The figures are based on current listings and do not include units that are already occupied.
